New senior apartments nearing completion on Kennedy Street

Construction on the Todd A. Lee Senior Residences is nearing completion on Kennedy Street NW. This new apartment building is a joint venture between Gilbane Development Company, Dantes Partners, and H Street Community Development Corporation on the site of a vacant lot at 809 Kennedy St NW. According to the Gilbane website, the neighborhood has the highest senior population in DC.

When complete, the five-story building will have 38 units of affordable rental housing with approximately 1,044 square feet of ground floor retail. There will be seven parking spaces in the building, and all 38 units will be income-restricted to seniors age 55+ earning between 30-50% adjusted median income.

According to the leasing requirements on the building’s website, for a single person the income maximum at 30% would be $26,450 with a one bedroom rent of $709, and at 50% would be $44,100 with a one bedroom rent of $1,181. There is a $30 application fee, and all utilities are included.

Building management anticipate a May 29th completion date. As of publication, no ground level retail has been secured.
