New condos finally coming to 8th & Upshur after years of false starts

The corner house at 4127 8th Street NW has been the topic of debate and discussion for years. Sitting on a large corner lot along Upshur and 8th Streets, it was a beautiful detached single family home built in 1915.

The 6,500 square foot house featured 6 bedrooms and 4 bathrooms, five fireplaces, two living rooms and a finished attic, among other rooms. It offered large front and side yards, and even had a private, gated driveway.

The home was remodeled in 2005, prior to its last sale in January 2006 for $770,000. Word on the street was that the owners had been trying to sell it for years, and it never worked out. It was supposed to sell in 2019 for redevelopment into condos, but that process stalled out after tenant issues arose.

In October of 2020, the house sold for $1.5 million. It’s now a pile of rubble, soon to be cleared away for new condos

According to the developer, ERB Properties, the new structure will be three condo buildings offering two units per building. The current design (created by Square 134 Architects) has each unit offering around 2,000 square feet, with 3 bedrooms and 2 1/2 bathrooms per unit. The property will also offer six parking spaces total — one for each unit.

Prices are not set for the units, which should hopefully be completed by Spring 2022.

ERB says the exterior design has not been locked down as yet, but will not look like their other property across the street at 4201 8th Street.
